Modern Bay Cottage reinterprets familiar New England coastal forms with a crisp, contemporary character. Conceived as a modern jewel box, the home sits above the bay, using its elevated position to capture 180-degree water views while remaining closely connected to the slope and stone of its coastal site.
Light vertical board-and-batten siding and a dark standing-seam metal roof create a restrained exterior palette. A wraparound porch extends into an elevated, glass-railed deck, keeping the view open and creating a series of outdoor places to gather above the water.
Inside, the plan separates shared and private spaces in response to the landscape. The kitchen, dining, and living areas face the bay through broad expanses of glass, filling the center of the house with daylight. Bedrooms and supporting spaces settle into the rising ground, where stone retaining walls and the surrounding landscape provide greater enclosure and privacy.
This contrast gives the home both openness and retreat: expansive where family and friends gather, and quiet where privacy matters.
