A Thoughtful Process from Vision to Completion

Every project unfolds in phases. We begin by understanding your goals, your site, your needs, and your vision. From there, we explore ideas, refine the design, prepare technical documents, support permitting and bidding, and stay involved through construction.

This process lets us move carefully and creatively, helping clients make informed decisions while keeping the design aligned with budget, schedule, context, and long-term value.

What we do

Pre-Design and Programming
We define the goals, study the site or existing building, clarify the program, and establish the practical framework for the project.

Schematic Design
We explore early design ideas through plans, massing, site relationships, material direction, and overall architectural character.

Design Development
We refine the selected concept, coordinate systems and consultants, and shape the details that make the design cohesive and buildable.

Construction Documents
We prepare the drawings and specifications needed for permitting, pricing, and construction.

Bidding and Negotiation
We help clients evaluate builders, clarify scope, and move toward a construction agreement with confidence.

Construction Administration
We remain involved during construction, reviewing progress, answering questions, and helping protect the integrity of the design.

QUICK ANSWERS

FAQs

Answers to commonly asked questions. Can’t find the answer you’re looking for? Please call or email our team.
When should we bring an architect into a project?
The earlier, the better. Bringing us in during the idea or property-evaluation stage lets us clarify goals, evaluate site or building conditions, flag zoning or regulatory issues, and shape a realistic direction before major decisions are made. Early collaboration almost always saves cost and rework later.
What types of architectural projects do you design?
We design across our five markets: education, residential, hospitality, life sciences, and animal care. Our work includes coastal homes and renovations, independent and public schools, country clubs and hospitality settings, laboratories and research facilities, and animal care environments. Every project, large or small, is shaped by the client's vision and the character of the place.
Can you help with permitting and approvals?
Yes. We help clients navigate zoning, planning, conservation, historic, coastal, and building department processes. Our role is to prepare clear, well-considered submissions, coordinate with engineers and consultants, and represent the design through hearings and reviews with steady, transparent communication.
Do you stay involved during construction?
Yes. Construction Administration is part of our standard service. We review submittals and shop drawings, respond to questions from the field, visit the site regularly, and work alongside the builder to protect the design intent through completion. This continuity is one of the most valuable investments a client can make in the quality of the finished project.
What do architectural services cost?
Architectural fees depend on the project's size, complexity, and the scope of services involved. Most of our fees are structured as either a percentage of construction cost or a fixed fee tied to a defined scope. After an initial conversation about your project, we can outline a fee approach that fits the work and the way you'd like to engage with our team.
How long does the architectural process take?
Every project is different. A focused renovation can move from first meeting to construction in under a year. A custom home, school addition, country club expansion, or laboratory typically runs eighteen months to three years from design through completion. Early planning and timely decisions are the two biggest factors that keep a project on schedule.
